Job Description
- Oversee the day-to-day operations of assigned properties, including maintenance, repairs, and tenant relations.
- Conduct regular property inspections to ensure compliance with safety, health, and building codes.
- Address tenant concerns and inquiries promptly, fostering positive relationships and tenant retention.
- Market vacant units to prospective tenants through advertising, property tours, and outreach efforts.
- Coordinate lease renewals, rent adjustments, and lease terminations in accordance with legal requirements.
- Develop and manage property budgets, including revenue projections, operating expenses, and capital improvements.
- Monitor rent collection, accounts receivable, and delinquencies, taking appropriate action to minimize losses.
- Obtain competitive bids for contracted services and negotiate vendor agreements.
- Stay informed about local, state, and federal regulations governing rental properties.
- Address legal issues, disputes, and eviction proceedings in collaboration with legal counsel as necessary.
- Maintain adequate insurance coverage for properties and manage claims effectively.
- Implement security measures and emergency preparedness plans to protect property assets and occupants.
- Respond to tenant requests for repairs, improvements, and accommodations in a timely manner.
Job Specification
- Bachelor's degree in Real Estate, Business Administration, or related field.
- 4 years of experience in property management, preferably in residential or commercial real estate.
- Knowledge of real estate laws, leasing practices, and property management software.
- Strong interpersonal and communication skills, with the ability to interact effectively with tenants, vendors, and stakeholders.
- Excellent organizational and problem-solving abilities, with attention to detail.
- Salary range 35k
